A contract is a rigorous document that one ought to be careful about before signing. Some rights might be taken away, while some might remain. The obligations of the contract affect the contracted party directly. The contracted party is obliged to perform the duties outlined in the contract, while the contractor enables the contracted party to perform the duties by obeying the contracted party’s rights. 
Obligations
In the AIA document A133-2009, the provisions in the document contain some rights and obligations. The construction manager must ensure that the project begins as agreed with the contractor. Meaning that the construction phase must be commenced after the construction manager has agreed to the construction price with the project owner (American Institute, 2017). After the agreement with the owner, the construction manager shall pull resources and commence work as agreed by the contractor. 
The construction manager is obliged to understand that the owner of the project is compensated in case the project is delayed. The construction manager is responsible for compensating the project owner if the project stall and if it does not meet the deadline. The compensation comes in the form of illustrations, in the form of money regarding the costs incurred due to the delay, among other worthy compensations. In other words, the contract manager shall ensure that the project is timely and that there are no delays because any delay will cost the contractor a lot of money. 
Rights
