Elsmere: A Town of Seamless Opportunities

Coursework Instructions:

Your job has offered to relocate you/your spouse to another city and they have offered an $80,000 grant for a down payment on a property on the condition that you remain with the company for at least 5 years.
An aloof employee in Operations has provided you with a zip code of a residential part of town near where your company will establish its new office/branch but doesn’t really know much of the area. Assuming you are married and you both will earn a combined $90,000 a year after the move (you hope you or your spouse can find work near this zip code), FIND A GREAT LISTING that considers the site and situation factors of the home (amenities) as well as its potential for a life-long investment.
For this exercise/reflection paper, you will consider information found for the zip code you choose from the following sources (feel free to examine other sources as well):
www(dot)zillow(dot)com
www(dot)greatschools(dot)org
www(dot)city-data(dot)com and www(dot)city-data(dot)com/crime/ (Trigger warning: some posts are very bigoted)
https://www3(dot)epa(dot)gov/myem/envmap/find.html
You are more than welcome and encouraged to change to a nearby zip code because your relocation funds might not cover the costs, you can’t afford this home, you might want to be closer to a museum, restaurants, schools, or any reason you can imagine.
Now the prompts:
First, what amenities or other factors helped you decide on your listing? What kind of trade offs did you encounter (school vs pool, etc.) Then answer any FOUR of the following questions.
Did anything of major historical significance ever happen in your new zip code?
Is the neighborhood gentrifying? Has it regenerated? Explain how you came to these conclusions.
Is your listing part of a Global City? If so, is it a Citadel, Enclave, Ghetto, Suburban City or Postmodern? Explain how you came to your conclusion.
How much did the school district influence or steer you away from your first few choices?
Was crime a major consideration for choosing your listing?
Is your listing in or near a Superfund site?

More often than not, people move from one place to another due to a wide range of reasons. Whatever the case, there is a diverse range of issues that one needs to consider before moving out. Some of the factors that one puts into account include taxes, affordability, available amenities, real estate value, crime, proximity to friends, education, culture, infrastructure like transport system, and the healthcare system. In this context, where an employer offers a grant of $ 80,000 for property acquisition to facilitate resettling in a new town and combined with a possible $ 90,000 family income, it is rational to choose a pace where property value would range between $150,000 and $170,000. This amount is arrived at by summing up the family income with a grant from the employer. Delaware is a state where such an amount of money can enable one to live a comfortable life.
Although Elsmere town is not a global city, it is a town of choice. The town is multiracial, with many people tracing their ancestral origins to America, Poland, German, Ireland, Britain, and Italy, among others. It is not only affordability that is quite attractive to Elsmere town but also its parks with several amenities, schools, and sound healthcare infrastructure. Besides, it is relatively safe; it is safer than 16% of U.S. cities (Neighborhoodscout.com). The Full-time law enforcement, including police officers employees, stood an average of 1.82 per 1000 people in 2018, keeping note that the Delaware average has a higher rate at 2.35 law enforcement officers per 1000 people: this variation can be accounted for by the type of community in Elsmere, which is of the middle class (City-data.com).
Upon interrogation of this town through listing in various sites and through zip code identification, it can be identified that the town of Elsmere is friendly and habitable.
Elsmere, De (19804, 19805), is a suitable town in the state of Delaware that suits the available funds, i.e., between $150,000 and $170,000 in this case. Elsmere, De (19804, 19805) has a mean unit price of housing standing at $169,902, which is ideally within the budget (City-data.com). The City-data.com shows that it has a population in 2017 of 6,045,100% being urban and 0% rural population. Elsmere inhabitants have an estimated median household income of $50,113 as of 2017. Elsmere’s town and income earnings show that median housing value stood at $170,526 in 2017, and mean prices for all housing units were $167,637, detached ones at $181,361, and attached housing units standing at $146,370, and the monthly gross rent at such a time was $1,012.The cost of living index stood at 100.8 (City-data.com). Thus, with a family income of $ 90,000, being supported by my employer’s grant of $ 80,000 would fit the socio-economic conditions of this town.
Apart from a favorable income bracket and affordable housing units, Elsmere town has amazing amenities. The accessibility to medical services is quite good, with a wide range of health facilities that offer health services, including Parkview Nursing, Emily Bissell Hospital, Generations Homecare, St. Francis Hospital, Hillside Center, Regency Heal...
