ABSTRACT
Real estate is a legal term in business and is used to refer to buying and selling of houses and buildings. The realtors' code of ethics ensures measures have been put in place to protect both buyers and sellers of real estate properties. The importance of the realtors' code of ethics is to ensure equality is served to all people, protect clients of all races, ensure integrity and competence on realtors to the clients at all times. The method of analysis used is ground theory where existing data has been used to create a conclusion on this study. The case study teaches on the importance of realtors to follow the ethics code article number 12 which is against exaggeration of information on properties.
4.1 Introduction
Real estate refers to land property and everything on it including buildings, natural resources such as crops and water. Real estate is a legal term in business and is used to refer to buying and selling of houses and buildings. Examples of houses sold and bought are condos, apartments, detached houses and terraced buildings among many more. The realtors' code of ethics ensures measures have been put in place to protect both buyers and sellers of real estate properties. The National Association of Realtors is one of the largest real estate associations with many members who are bound by a set of rules and regulations that they must follow to maintain the image of this association. The code of ethics ensures buyers and sellers are competent, have integrity and practice fairness.
4.2 Theoretical Framework
Ethical considerations are very important in any business setting that includes real estate companies. Ethical behaviors and practices in real estate associations and companies have not been well researched and documented unlike ethics in business and business management. There is insufficient information about real estate ethics in literature books. Roulac, (1999), argues that ethics in real estate does not portray conduct but mostly just a mere conversation. Roulac, (1999) proposes a framework that has multiple elements and ideas to act as a starting point for development and research on ethics in real estate.
Roulac, (1999) provides principles that pave the way into identifying ethical and unethical behavior in real estate. The theoretical framework of Manning acknowledges trust, compassion, and honesty in business and marketing as a good reputation and as ethical. This paper aims to explain the importance of the code of ethics on realtors and real estate associations. Filling the void that exists on people not knowing the existence of the code of ethics in real estate is the other objective that this paper aims to address.
