A GM of a hotel will never understand how bad or good the hotel is doing if he does not keep accurate records of the hotel’s expenses and revenues. By evaluating key figures like the occupancy rate, repair and maintenance costs, POM costs, and hotel revenues, he can obtain a clear picture of progress of the hotel. The Revenue Per Available Room (RevPAR) is one the major key figures that the GM can use to evaluate the performance of the hotel. The RevPAR is obtained by doing calculation, which evaluates the room and occupancy rate, and also offers insight how effective the hotel is using its room inventory.
In order to maximize the revenues of the hotel, the GM need to monitor closely all aspects of the hotel’s operations. The GM cannot maximize profits simply by charging less for the hotel rooms in attempt to attract more guests. Depending on a given market segment, the GM can maximize revenue and increase RevPAR by charging relatively higher rates than the competitors while providing highly excellent hotel services to customers. This includes offering additional services like fancy dinners and spa treatments.
