Main Research Question
The researchers of this study are trying to establish the worth of Manhattan by establishing the indices of the land values from 1950 to 2014. They do this by utilizing the vacant land scales to construct an index of land values in Manhattan between 1950 and 2014. The authors establish three primary cycles (1950-1977, 1977-1993, and 1993-2009). They show that the land values reached their nadir in 1977 due to the fiscal crisis in the city.
Data Sources Used
They obtained data from several annual volumes which published al bona fide and open market sales within Manhattan. The entries presented in Appendix B list the date of sale, price, type of structure, address, dimensions, and whether or not the lot is vacant. They also collected all bona fide transactions of vacant land for all the years since 1950 to 2015 (first quarter). The longitude and latitude of each of the entries were obtained, and Sanborn land Books and Google were establish if or not the lot was located on a corner.
