Executive Summary
Richville Residential Estates offers in-depth performance analysis of real estate investments in New York City, United States. It is one of the core beliefs of this company that real estate invements must always be driven by sufficient, precise, and effective data in order to increase the Return-on-Investment (ROI) and profitability of our clients’ real estate invements. In this analysis, a in-depth discussion of the 5-year sales reports of residential sales in the Melrose/Concourse neighborhood is prepared by the author. The subsequent sections would intially provide an analysis of the gross sales per feet and per year for the period 2015 to 2019. Accordingly, a forecast of commissions and other Key performance Indexes (KPIs) would be provided in the subsequent sections.
Historical Patterns of Residential sales in Melrose/Concourse, New York
The sales data for the period covered in this analysis shows that the the sale prices per year of residential complexes has peaked during 2017 and started to dip until the year 2019.
Figure 1 shows that there seems to be a decline in the gross square feet of residential sales compared to previous years, although this index is still higher compared to the years 2015 and 2016.
